ACCESS STATEMENT FOR KIMBERLEY HOLIDAY FLATS
2011
Introduction:
Kimberley is a stone built semi
detached property with 2 floors & basement built around 1869. There is a
modern purpose built apartment with small garden at the rear. Our tarmac car
park is at the front of the building on Sands Road. Access to apartment 8 is
at the front of the building near the railings, has 8 steps down with a
handrail to its own entrance. Apartments 1-7 are accessed at the left side
of the main building. Apartments 1, 2 & 3 are on the ground floor with
apartments 4, 5 & 6 on the 1st floor and apartment 7 on the 2nd floor.
Access to apartment 9 is further down past reception at the back, has 2
steps up with a handrail to its own entrance. Some apartments are suitable
for disabled use subject to the actual disability requirement. Check from
the information below and by phone/email as to the suitability and if
available.
We have tried to provide as much
information as possible in this statement, if you have any queries please do

Pre-Arrival:
We have, photos of each apartment
(showing access) on our website, including a diagram layout of them. The
diagram is not to scale and is only intended to show room layout and
furniture positions.
Booking enquiries can be made
directly from the website via email, or via telephone or by letter. Once
availability is confirmed (preferably by phone) bookings can be made, again
by the same method.
We can arrange for provisions to be
delivered for your initial arrival, please let us know what you require

The nearest bus stop is just next
door at 37. You need to confirm the correct bus from the bus station but
RiverLINK 100 to Totnes and x46 to Exeter both stop here
Paignton (Main) train and bus/coach
station is 300m away and is a level 10-minute stroll. Taxis are available
here too
The nearest RADAR toilet's (2) are
120m away on in front of our pier on Paignton green sea front and behind the
Apollo multiplex cinema/tourist information office. The latter has easy
parking
Disabilities must be advised
beforehand so we are made aware of and they can be noted
We offer the facility to hire a
wheelchair and other aides and equipment if available (at own risk). Please
ask
A mobile internet dongle may be hired
if available for your laptop, for use in your apartment on the O2 network.
Please ask for the tariff. There is a free Wi-Fi hotspot in the reception
area for short use.
Arrival and Car Parking Facilities:
Guests must depart no later than
09.30am.
We have a parking space for 1 vehicle
per apartment. Please park anywhere within the white lined bays but not too
close to the front railings please as we need to have access to the plant
troughs.
Admission to your apartment on
arrival is not before 3.30pm., apartments are usually ready around mid-day
though (or much sooner depending on the time and day guests vacate as to how
soon we can get them ready), guests therefore are welcome to collect their
keys etc much sooner. Should you arrive early and it's not ready you are
welcome to park if there's a space. There are a number of good places to go
for breakfast or just refreshment within a level 5 minute stroll of us until
it's ready.
Early train/coach arrivals may leave
luggage (before & after stay).
There's a toilet just inside the main
entrance on the left marked 'private' for emergency use.

admission to your apartment
Main Entrance and Reception:
The main entrance door opens to the
right into the hall and can be found 3m from the car park down the left side
of the building on the right.
There is a red tarmac ramp for
wheelchairs to have a smoother entry through the main door (68cm narrowest
point). The 80cm door and keyhole is a standard regulation height. Just
inside also there is a short ramp (rising approx 40cm) with a handrail.
Our reception can be found almost
exactly opposite the main door on the left, please ring the bell to contact
us.
Just inside our reception are laundry
facilities.
Limited Wi-Fi access may be obtained
in the reception area for guests with laptops. We only wish to provide a
convenient service for guests to check their daily emails etc whilst on
holiday. We have an O2 laptop 'dongle' that may be hired if available for
use in your apartment.
Public Areas - General:
(Internal)
Just inside the main entrance, in the
hallway on the right is our notice board. On which the tide times & coast
guard info can be found and a weekly list of all car numbers (LINKED to the
owner's apartment number) can be found too for your convenience.
Also situated in the hall is a wall
mounted first aid kit next to a BT pay phone (low tariff, outgoing calls
only), fire alarm control box (above notice board) and various brochures &
leaflets.
Apartments 1, 2 & 3 are located on
the ground floor at the end of the hallway.
Apartments 4, 5 & 6 are on the 1st
floor. These are accessed via a staircase from the hall. This staircase has
2 flights up to the landing where more leaflets can also be found.
Apartment 7 is on the 2nd floor. This
is accessed via a staircase with 2 flights up to the top landing.
There are 5 fire alarm (break/glass)
points, 1 point in the hallway, on 1st & 2nd floor landings and apartments 8
& 9 respectively.
In the event of an electrical power
failure emergency lights come on in each flat, in all the public access
areas and outside. Exit signs are situated throughout the entire
establishment.
Lighting in the main building is
controlled by switches on each level
Public Areas - WC:
A small toilet marked private is
situated mid-way in the hallway. We request this facility only be used in an
emergency
Laundry:
Is situated in the reception area.
Non-bio powder & conditioner supplied (see tariff). Large rotary line
outside for guests use. Pegs in each flat, more available if needed
Restaurant/Dining Room, Bar and
Lounge, Take Away and Café:
Not available - available within a
level 5 minute walk
Shop:
Not available - Local shops within a
level 5-minute walk

on Paignton green, Paignton hospital (limited service) is 15 minutes away in
Town centre
Leisure Facilities:
The bench at the front of the
building is for communal use.
Rear garden use is for apartment 9
only. Apartment 8's passageway (has some deckchairs) is exclusive for this
flat only
Outdoor Facilities:
The (red tarmac) yard area at the
side of the building is where the rotary clothesline, the blue refuse bin
and 2 wheelie-recycling bins are sited. One is for newspaper & the other for
glass. Has sensor security lighting after dark.

Clubs, Entertainment:

Bedrooms:
All bedrooms are fitted with (mains
wired) modern combined heat & smoke alarms.
All double beds are 4'-6", single
beds are 3' and are a standard height. Apartment 9 has a posture sprung 5'
king size. Most of our mattresses are ORTHOLUX made by CUMFILUX from the
medi-care range(chunky orthopaedic, medium firm).
Where needed the windows all have
childproof catches
Bathrooms, Shower-room and WC:
(En-suite or shared)
Taps throughout (except No. 6
bathrooms) are single lever style.
All apartments are self-contained
with none shared; apartments 1 - 8 have ensuite showers. With the exception
of No. 7, which is sunken, all others have (20cm) raised 80cm stone shower
trays. No. 8's tray is raised 28cm. All apartments except No.9 have 8.5kw
instantaneous electric shower units. All have a fitted grab rail. All have
fitted extractor fans. No. 9 has a standard height bath and grab rail with a
Mira shower over.
Ceilings in bathrooms are of a
standard height except No.7 (185cm) and 190cm in the sunken shower.
Toilets are all a standard size &
height. Each has a grab rail. All have extractor fans where needed.
Self-catering Kitchen:
Taps throughout are single lever or
single lever mixer style.
All kitchens except apartments 7, 8 &
9 are open plan kitchen/lounge/diner type style. No. 7's is a small separate
galley style with (183cm/6') ceiling height. No. 8 and 9 are separate fitted
kitchens.
All have standard electric cookers
and microwaves for cooking.
All have standard height worktops,
fridges with icebox. Apartments 8 & 9 (both ex owners) have fridge freezers
and a filtered drinking water tap.
There are adequate table place
settings per person for the maximum capacity of each apartment.
Electric kettles are stainless steel.
All pots & pans and cooking utensils
are stainless steel.
Lounge:
Each lounge, whether separate or open
plan, has comfy chairs per person for the capacity of each apartment.
All apartments except No.8 & 9 have
21" TV's with a twin tuner freeview recorder. No. 8 has the same recorder
with a 24" widescreen, and No.9 has the same recorder with a 28" widescreen
TV.
A DAB radio is in each lounge
No's 2, 5, 8 & 9 have coffee tables
and one can be supplied on request

Grounds and Gardens:
Apartment 9 has its own enclosed
walled garden with a latched gate. The garden is accessed from within with 3
steps down to a paved patio. A rotary line is present as is a solid wooden
picnic table and bench seating either side. A couple of sun loungers are
available in the shed.
No.8 has its own passageway and a
couple of canvas chairs.

History and Future Plans:
Up until the 1950's, Kimberley flats
was a private house for the gentry with a library, servant's quarters and a
large basement to store all the 'booty'. Some time mid century it was named
Grenofenn and became a guest house with a nice lawn garden at the front.
During the 1970's it became holiday flats and was re-named to Kimberley.
We acquired the business in 1996. The
previous owners were former local hoteliers who ran it as a family business.
They were also committee members of the Torbay self-catering association.
The previous owner apart from being the Treasurer was also the TSCA holiday
flats 'Inspector'. They did most of the major reconstruction work during
their time here. We were fortunate with the knowledge, goodwill and repeat
trade passed on to us
Since that time Fran & I at the
Kimberley are continually working to improve our facilities for disabled,
young and old alike.
Future Plans:
Renew all cutlery throughout before
November '09 - done

Apartments 1, 2, 3, 5 & 8, installing
false ceiling ('G' tec board for sound proofing) before April 2010 - done

Additional storage heater in No. 8
bedroom - done.
There is a visitor's book by the
telephone in the hall and a book also in apartments 8 & 9. We welcome your
feedback to help us if you feel we could improve our apartments in any way
and anything we might not be aware of. We would appreciate if you have a
particular problem to come and let us know straight away so we can put all
to rights. We have a high repeat and referral trade and value your custom.
